This week we will be focusing in the next important step of selling your property – present your property for sale. We will provide some simple but helpful tips to get the most productive viewings as possible.
The two main things to consider are:
1. Is my property presentable?
2. Could a buyer imagine living here?
In some cases, re-decorating your property in more neutral tones may be necessary, so get started early so it doesn’t cause any delays.
You need to make it clear that your property is special to you, that it is well looked after and in good condition. Fix that wonky cupboard you have been meaning to for ages, tidy up the skirting boards to make sure they give your room a cleaner finish, the attention to detail is important.
The exterior of your property is also crucial, are you window and frames clean or painted? Is the grass cut? Are the boarders weeded and tided up? The outside of your property is the first thing a buyer sees and can take them around 3 seconds to form an opinion so make that first impression count. Your agent should have a list of reliable trades people that can help with any maintenance so don’t be afraid to ask.
Just remember how you felt when you first saw the property and try and pass the same experience on to a potential buyer.
