With the UK hosting the COP26 event in November, it is natural there has been a lot of talk about environmental matters of late. While there might be doubts over politicians’ ability or willingness to change the world for the better, there is no denying many people place green matters as a priority.
We agree with and support an environmentally friendly outlook at Country Properties, and we are interested in how environmental matters impact the housing market.
If you are selling your home, you need to have an Energy Performance Certificate (EPC) in place. We can assist you with this, and it provides buyers with everything they need to know when it comes to the energy rating.
Green mortgages are not common
However, a recent study by a conveyancing company that spoke to 200 brokers and property professionals indicates that green matters might not be as essential to property buyers as you would think. The study, conducted by Countrywide Surveying Services, shows only 6% of brokers have sold a green mortgage.
Admittedly, green mortgages are in their infancy, and some buyers might not even be aware of this option. Also, not every buyer or property is eligible for this mortgage product, but given the importance of green choices, you would think there has been a greater take-up than this.
Matthew Cumber is the managing director of CSS, and he said; “It’s fair to say that a multitude of drivers currently exist for lenders to enter the green mortgage market but this still represents a small piece of the jigsaw and it’s up to us, as an industry, to help a range of potential buyers and homeowners to better understand the energy performance of their homes. In addition, we also need to support intermediaries in recognising the opportunities and potential green mortgage benefits on offer for them and their clients now, and in the future.”
In the same poll, 92% of brokers said they hadn’t valued a property that holds an A-rating for its EPC.
40% of respondents say they expect to have more green mortgage products on offer next year. There is also hope that in 2023, there will be green mortgage products available to landlords and owner-occupiers.
We will go greener in 2022
It might seem like the green movement is a slow-moving one, but every step forward is positive. Being greener in your outlook is something we agree with at Country Properties, and in 2022, we want to positively impact Baldock.
At Country Properties, we want to make local areas better. We are committed to planting trees for every instruction we receive in the New Year.
There are many reasons why it is a great idea to plant trees in town and city areas, including:
· Trees make the local area look more attractive
· Trees support local wildlife
· Trees are essential in producing oxygen
· Trees soak up carbon
· Trees have a positive impact on many people’s mental health
These reasons are enough for us to be committed to playing our part in planting trees in Baldock, and we hope you feel inspired to do some good in your local community.
In line with Government guidelines, our Baldock Branch is open and our experienced team is working hard to support you.
