2021 Housing Market Remains Robust

11th February 2021 posted in SELLERS BUYERS

Even though we have been in lockdown for most of the year so far, the housing market remains open for business, and it is performing strongly.

Rightmove have recently released figures which suggest there is still significant demand for property. Some of the notable points in Rightmove’s figures include:

  • The property portal experienced its busiest ever January – site visits were 39% up on January 2020 figures, and time spent on the portal increased by 44%
  • Rightmove recorded 211 million visits, which is a January record
  • Prospective buyers contacting estate agents rose by 7% on January 2020
  • The number of agreed sales in January was 5% up on the January 2020 figures
  • New listings for sale fell by 21%

Focusing on the Baldock housing market, as of February 2021, Rightmove said;

Properties in Baldock had an overall average price of £309,713 over the last year.

The majority of sales in Baldock during the last year were terraced properties, selling for an average price of £316,780. Semi-detached properties sold for an average of £359,222, with flats fetching £168,395.”

We are connecting buyers and vendors in 2021

At Country Properties, we have seen for ourselves that the start of 2021 has seen keen buyer demand in the local area. There are prospective buyers looking for property, but as has been highlighted, the supply of homes for sale has fallen.

With everything going on right now, this is perfectly understandable. 2021 will likely be another challenging year, and not everyone is keen to move home in light of the current circumstances.

However, many people are, and if you are considering selling your home, there is no better time than now. There is significant demand for property, and this is expected to continue, even after the end of the stamp duty holiday.

Seek help from a skilled estate agent for your 2021 housing move

In a challenging market, you need assistance from skilled, confident and experienced agents. At Country Properties, we know the local market here in Baldock. This ensures we connect vendors with buyers.

We also know what is taking place in the wider housing market. As a network of estate agents, we stay in touch with the latest trends. If you are keen to sell your home, you’ll find the best standard of support here, and we look forward to assisting you.

Rightmove’s Director of Property Data Tim Bannister said: “It’s clear that more people than ever before used the new year as a chance to start thinking about moving home, despite all of the challenges and worries that came with January, but we are seeing the effect of lockdown on the number of properties coming to market. I know first-hand how hard it is right now to juggle your work commitments with also trying to teach your kids their times tables, so those looking to trade-up to a bigger home may find there isn’t as much choice as before in this sector of the market until kids start going back to school. We’re starting to see fall throughs creep up a bit, though not by a substantial amount, a sign that some deals may be falling apart as they know they won’t complete in time to make the stamp duty holiday deadline, though this is likely to be in the groups set to make more substantial savings. The start of February so far looks encouraging for activity, which points to some positive signs for the next few months and into Q2.”
